WHERE IS OVERLAND COTTAGES LOCATED?
Overland Cottages is perfectly situated 7 minutes from Loris and 20 minutes from Conway, South Carolina — giving you a peaceful community feel with a short 30 minute drive to the beautiful beaches of the Grand Strand.
WHAT IS A PARK MODEL COTTAGE?
A park model has 400sqft of heated and cooled space and is RVIA certified, designed for full-time or seasonal living. It offers the charm and comfort of a tiny home with modern amenities and stylish finishes.
DO I OWN THE COTTAGE AND THE LAND?
You own your park model cottage and pay a monthly land lease for the homesite. This is a standard arrangement in park model communities that lowers and simplifies payments while giving you access to all the Overland offers!
WHAT AMENITIES DOES OVERLAND OFFER?
Overland Cottages feels like a private resort — enjoy a sparkling swimming pool, dog park, shared green spaces, walking trails, pickleball courts, planned community activities, and inviting gathering areas where neighbors become friends.
ARE SHORT TERM RENTALS ALLOWED?
No. There is a 30 day minimum for all sublessees and they must pass the same background check all other Overland residents go through. This ensures the integrity of the community.
WILL THERE BE GUEST COTTAGES?
Yes. There will be guest cottages for rent only available to the friends and family of residents. These guest cottages ensure your friends and family will have a space for themselves during their visit!
HOW LONG DOES IT TAKE TO GET MY COTTAGE?
It will take about 12 weeks from order to move in. Overland coordinates the construction, transportation, installation, utility connection, skirting and steps configuration and all homesite preparation making the process stress free!
CAN I CUSTOMIZE MY COTTAGE?
Absolutely! You can personalize layouts, finishes, colors, and even add upgrades like decks, sheds, or extra landscaping to make your cottage uniquely yours.
ARE PETS ALLOWED?
Yes! Overland Cottages is pet-friendly. We love seeing our residents enjoy life with their furry friends — just be mindful of community rules for everyone’s comfort.
CAN I GET FINANCING FOR MY COTTAGE?
Yes! Overland Cottages partners with reputable lenders to find the best financing option for you.
DOES MY COTTAGE COME WITH A WARRANTY?
Yes! Each cottage comes with a 1-year limited Clayton Homes warranty covering manufacture defects such as plumbing, heating, electrical, and appliances.
DOES THE PRICE INCLUDE TRANSPORTATION OF THE COTTAGE?
The final price includes the building, transportation, and installation of each Overland Cottage.
